The University area neighborhood is the center of this positive living experience. This business was started in 1973 by Norman Roth, a graduate of both SUNY ESF and Syracuse University. We have a track record of providing housing for over 15,000 students.


What you are most concerned about though is your child’s safety and security.  All our unique safety and security features are in 100% of our homes! Exterior security lighting on all four sides of the homes, deadbolt locks on all exterior doors, glass block basement windows, 100% vinyl thermal pane replacement windows with double locking systems are on all our homes. For any problems that may arise, we have an online tenant portal for all renters available 24/7. In addition to a tenant portal, tenants may call our after-hour emergency repair line. University Hill Realty’s office is open and staffed every weekday from 8am-5pm.


University Hill Realty wants to assure you that we have the finest housing available at the most reasonable rent. This is due in large part to Energy Star, the lowest utilities of any single-family homes. Our homes have new roofs, rebuilt porches, new thermal pane windows, new furnaces, stainless steel appliances (including dishwashers) and sanded, poly sealed hardwood floors. We do not charge any extra fees for weekly trash removal, landscaping or snow removal.


During the turnover process University Hill Realty professionally cleans each home and paints 100% of walls and ceilings. We also re-sand all hardwood floors and thoroughly steam clean all carpets.


Many students reserve University Hill Realty apartments in advance. Why? The math looks like this: the average monthly rent for our apartments is $400.00 per month + approximately $75.00 per month for all utilities which equals $475.00 per month. Compare this to at least $1200.00 per month for a dormitory room. Of course, not included in these calculations is the average cost per meal in a dormitory versus home cooked meals. Most parents are also mindful of the high interest costs of borrowing money for student loans. Better homes at lower costs is the name of the game for wise students!
